The Brief
How do you keep a $50M, two-tower development on budget across nine years on site?
Sioufi Heights is a $50M development in Beirut's Sioufi district, at the corner of Sioufi Gardens, with panoramic views toward the gardens and the Lebanese mountains. Two towers rising from a shared base (Block A to 28 floors, Block B to 20) with paired apartments on the typical floors thinning to single units near the top, and a duplex crowning each tower. Seven basement levels hold parking and storage for both towers, a private health club with indoor pool, gym, squash court, and dancing hall, and a ground-floor reception with a multipurpose hall. The work spanned every stage, from design through site completion: nine years on this development alone.
The Approach

For nine years, the build was coordinated across every stage. The construction documents demanded precise alignment between the structural, MEP, facade, and interior fit-out teams across both towers, with no tolerance for coordination errors mid-construction.
Clash detection and coordination were resolved in the document set before it reached site, not during construction. That documentation quality is what cut RFIs by 25%. Solar energy systems were integrated into the towers' roofs.
Outcome
The Result
Two completed and occupied towers, 30,000 m² in total, delivered on site and on budget. Over nine years, the structural, MEP, and facade teams were coordinated and documentation quality held high enough to cut RFIs by 25%. The towers carry rooftop solar, a private basement health club (indoor pool, gym, squash court, dancing hall), and a ground-floor reception with a multipurpose hall.
